
Development Management
The role of the Development Manager encompasses many disciplines in assuming the position of the project owner as representative in dealing with all aspects of a development project from inception to completion.
In taking ownership of the project the Development Manager is responsible for the successful delivery by ensuring it runs smoothly with everyone pulling in the same direction. This involves managing the conflicting requirements and tensions of the “Project Triangle” – cost, time and quality – and requires the Development Manager to act respectfully and professionally at all times with the team members and stakeholders involved in the project.
In this role we work with, coordinate and manage a multitude of different members of the development team along each stage of the development process, including planners, architects, engineers, surveyors, solicitors, construction project managers, contractors, management agents and many more.
- Site / property pre-purchase feasibility studies
- Site / property acquisition due diligence
- Assembly, management and motivation of the development team
- Maintenance and cultivation of contacts - occupier and investor requirements; market trends and transactions
- Evaluation of master planning, design, planning applications, environmental and development issues
- Pre-planning and planning application process
- Ongoing design development and value engineering
- Liaison and relationship building with all stakeholders
- Coordination and liaison with JV partners and funders
- Formulation, implementation and management of marketing plans and leasing / sales strategies
- Monitoring of negotiations and analysis of proposals to lease or sell
- Review of contracts to lease and/or to sell
- Formulation of management plans to ensure cost efficient operation of the asset on completion
